FTREIT completes issuance of THB 1,900 million in debentures

Frasers Property Thailand Industrial Freehold & Leasehold REIT or "FTREIT" has successfully issued debentures No. 2/2025 amounting to THB 1,920 million across three series. They include a 3.5-year debenture with a discounted coupon rate of 1.99% p.a., a 5-year debenture with a fixed coupon rate of 2.55% p.a. payable semi-annually and a 7-year debenture with a fixed coupon rate of 2.89% p.a. payable semi-annually. The average interest rate for this issuance is 2.50% p.a.

The proceeds from the debenture issuance will be used for strategic asset acquisitions in 2025, including 36 units of factory and warehouse with a net leasable area of 78,075 sqm from Frasers Property (Thailand).

Mr. Bhumpharn Arunthammakul, Managing Director of Frasers Property Industrial REIT Management (Thailand) Co., Ltd., the REIT manager of FTREIT, said, "The subscription volume exceeded our target by nearly three times, highlighting investor confidence in FTREIT's growth potential and strong management. As at 17 September, we have utilised approximately THB 1,470 million in proceeds to complete the first phase of investments, with plans to complete the remaining acquisitions by December 2025."

According to its 9MFY2025 operating results (October 2024 - June 2025), FTREIT had total revenue of THB 3,161.9 million, an increase of 6.3% or THB 188.7 million compared to the same period last year. Net profit on investment was THB 2,106.2 million, an increase of 8.7% or THB 167.9 million year-on-year (Y-o-Y).

TRIS Rating Co., Ltd. has affirmed its company rating on FTREIT and FTREIT's unsecure debentures at "A" with "Stable" rating outlook, which is the highest credit rating for industrial REITs in Thailand.
