Bangkok 18 August 2026 - Amata VN Public Company Limited ("Amata VN") announced its financial results for the second quarter of 2026, reporting a total revenue of 1,165.72 million baht, a 4.05% increase compared to the same period last year.
Net profit for the quarter stood at 394.22 million baht, representing a substantial year-on-year increase of 346.69%.
However, the significant rise in net profit during this quarter is primarily attributed to a one-time non-recurring transaction: the divestment of the company's stake in Amata Service City Long Thanh 2 Company Limited (ASCLT2).
This transaction, which was completed on 20 May 2026, generated a gain of approximately 442 million baht., The company divested its entire interest in the Long Thanh township assets to optimise its investment portfolio and enhance management efficiency.
Osamu Sudo, Deputy Chief Executive Officerof Amata VN, noted that the Vietnamese economy continued its strong expansion in the second quarter of 2026, with GDP growing by 8.4% year-on-year.
This growth was largely driven by a robust 84.5% surge in registered foreign direct investment (FDI) and a 28.8% increase in exports, particularly in technology, electronics, and machinery, sectors bolstered by the high global demand for AI-related components.
Furthermore, domestic consumption expanded with retail sales increasing by 12.9%, while inflation showed a downward trend to 4.9%.
Nevertheless, the Vietnamese economy still requires close monitoring regarding risks from energy price and exchange rate volatilities, as well as U.S. trade measures that could impact future investment and exports.
"Vietnam remains a highly attractive destination for manufacturing relocation," said Mr. Sudo. The growth of new supply chains in technology and electronics continues to drive demand for our high-quality industrial land and utility systems. We remain committed to developing industrial estates that meet the specific needs of these high-value, tech-oriented investors while upgrading our infrastructure to support long-term FDI growth."
As of 30 June 2026, Amata VN maintained a solid financial position with total assets of 14,083.83 million baht (up 3.42%) and shareholders' equity of 6,607.69 million baht (up 5.20%).
The company ended the quarter with cash and cash equivalents of 612.11 million baht, ensuring strong liquidity for ongoing operations.
Sukhum Pitayapibulpong, Chief Financial Officer of Amata VN, added that while the one-time gain from the ASCLT2 divestment significantly bolstered the bottom line, the company's core business remains resilient.
"Our core operations continue to provide stable, recurring income," Mr. Sukhum stated. "While utility revenue for the quarter was 604.82 million baht, reflecting the impact of currency fluctuations, we saw an 8.62% increase in rental income.
Our focus remains on efficient asset management and fostering sustainable, balanced growth through our recurring utility and rental businesses."
For the first half of 2026, Amata VN recorded a total revenue of 1,873.64 million baht, a 5.51% decrease from the same period last year, primarily due to lower land sales revenue.
During this six-month period, the company recognised land sales of 2.75 hectares, totaling 95.10 million baht.
Notably, the gross profit margin from land sales improved significantly to 57.66%, compared to 46.73% in the previous year, reflecting the company's disciplined cost management.
Looking ahead, Amata VN is pressing forward with its vision to transform its industrial parks into "Carbon Neutral Cities" by 2040.
Through the expansion of energy infrastructure and the establishment of strategic partnerships, the company seeks to develop an industrial city ecosystem that is competitive for contemporary investment and consistent with global sustainability objectives. This approach reflects the group's "All Win" philosophy, which prioritizes balanced growth and equitable distribution of benefits across all areas, including environmental stewardship.
